HOW DO I CALCULATE THE SQUARE FOOTAGE REQUIRED FOR AN OFFICE SPACE? 

You probably have a rough vision for how you want your new office to look, desks for your employees, a few meeting rooms, a communal breakout area – but how do you go about working out how much space they all require?

Well, it is suggested that 95 square feet (about the area of an apartment bedroom) is given per person in a standard workspace, so use this as a basis for your calculations. Though more spacious offices can have around 250 – 500 square feet per employee. You then need to work out how this space is divided to form the different areas that will make up your office, such as a reception area and meeting rooms – each of these will require different dimensions.

HOW MUCH DOES IT COST PER EMPLOYEE IN A SERVICED OFFICE SPACE?

Serviced office space tends to be more costly than its un-serviced equivalents, as there are costs associated with the maintenance of air-conditioning systems, water, internet, energy, cleaning, and the security that the property owner provides you with. These costs vary from place to place but will be stated within the terms of your contract. 

On average, service charges cost around 30% of your rent, so it is important to budget for this when calculating the office space that you want per person. 

HOW MUCH DOES IT COST PER EMPLOYEE IN A LONG-TERM OFFICE LEASE?

Agreeing to a long-term office lease, such as with a 5 or 10 year contract, can often help you negotiate the cost per employee, as it reduces the amount of time property owners must spend looking for new tenants the following year. You must however factor in room for expansion in the future, otherwise you could stifle growth within the business. It can therefore be beneficial to add  an extra percentage to your square footage calculation to allow for future projected growth.
